Gas safety check vs boiler service
A gas safety check confirms appliances are safe. A boiler service goes further, cleaning and checking components to keep the boiler reliable. Many landlords book both at the same visit.
Keeping records
Landlords should keep copies of gas safety records and provide a copy to tenants. We'll send you the record once the check is complete.
If something fails
If an appliance is unsafe, we'll explain what needs fixing. Repairs are £70 + VAT for the first hour, then £55 + VAT per additional hour.
Managing multiple properties
If you manage more than one rental, keeping track of certificate dates can be a job in itself. Let us know your properties and renewal dates, and we can arrange checks before each certificate expires. Booking the boiler service at the same visit reduces the number of times tenants need to provide access.
Between tenancies
The gap between tenancies is a good time for a gas safety check, a boiler service and any repairs, because the property is empty and access is easy. Making sure everything is in order before a new tenant moves in avoids mid-tenancy call-outs.

Because we're also plumbing and heating engineers, any issue we find can usually be fixed by the same engineer, which saves you finding another trade.
We work 7am to 10pm, every day, which makes it easier to arrange access around tenants' working hours.
