What's checked during a boiler service
Combustion and flue
The most important part of any service is making sure the boiler is burning gas safely and that combustion products are leaving through the flue. We check the flue route, terminal and seals, and test combustion to confirm the boiler is operating within safe limits.
Components and seals
Inside the boiler, we inspect components such as the burner, heat exchanger, seals and condensate route. Condensing boilers produce water that drains away through a condensate pipe; a blocked or frozen condensate pipe is a common cause of winter breakdowns, so we check it's clear and properly installed.
System pressure and controls
We check the system pressure, the pressure relief valve and the controls, including thermostats and timers, so that the boiler responds properly to demand. If radiators aren't heating evenly, we'll let you know whether a power flush or balancing could help.
Servicing for landlords
Landlords often book a boiler service at the same visit as their annual gas safety check and CP12 certificate. It keeps the boiler reliable between tenancies and helps avoid mid-tenancy breakdowns.
Signs your boiler needs attention before its service
Some problems shouldn't wait for the annual service. If the pressure gauge keeps dropping, the flame looks yellow or orange rather than blue, you notice soot or staining around the boiler, the pilot or ignition keeps failing, or the boiler is making banging, whistling or gurgling noises, book a visit sooner. These are often early signs of a fault that is cheaper to deal with now than after a full breakdown.
Radiators that are cold at the bottom, hot water that runs lukewarm, or a boiler that switches itself off can also point to problems that a service will pick up.
How servicing fits with your warranty
If your boiler was installed with an extended manufacturer warranty, such as the up to 13 years available on Alpha, up to 12 years on Worcester Bosch or up to 10 years on Vaillant, the manufacturer will usually expect a record of annual servicing by a qualified engineer. Keeping that record is the simplest way to protect the value of the warranty.
After each service, keep a note of the date and what was done. If a part fails while the boiler is still covered, that history makes the manufacturer's process much smoother.
Getting the most from your boiler between services
Check the pressure gauge now and then so you know what's normal for your system. Keep the area around the boiler clear so it can breathe and so we can access it easily. In very cold spells, keep an eye on the condensate pipe if it runs outside. If anything changes, such as new noises or pressure loss, give us a call rather than waiting for the next service.
